Fascia and Soffit Replacement Cost, With Guttering Prices
Fascias, soffits and bargeboards are the boards along the edges of your roof, and the gutters run along the fascias. Here are the UK prices for replacing all four, what a small semi costs once scaffolding is added, how much capping the old boards saves, and what a roofline quote should spell out before you accept it.
Fascia and soffit replacement cost per metre
The fascia is the board along the bottom edge of your roof that carries the gutter, and the soffit is the board underneath it, closing the gap back to the wall. A bargeboard is the board that runs up the sloping edge of a gable end.
These are Checkatrade’s UK prices for each part of the job, excluding VAT. Linear metre rates are per metre of roof edge worked on.

What a whole house costs, with scaffolding
Checkatrade puts a full uPVC replacement on a small semi at £2,750 on average, before scaffolding. Scaffolding is priced per elevation, meaning each side of the house it goes up on, at £300 to £600 a week, and it can be as much as a third of the total.
Fascias front and back need scaffolding on two elevations. A gable end with bargeboards adds a third, and so does a hipped roof, where the fascias carry on round the side of the house.

Prices exclude VAT. A gable end adds bargeboards at £300 to £950 each and a third elevation of scaffolding at £300 to £600 a week.
If you are planning a full re-roof, have the fascias and soffits replaced from the same scaffold. On a roof replacement the scaffolding costs £700 to £1,300 for set-up, removal and weekly hire, and replacing the roofline later means paying for scaffolding again.
Capping fascias or replacing them
Full replacement takes the old timber fascias and soffits off and fixes new uPVC boards in their place. Capping leaves the old timber where it is and fits uPVC boards over the top.
Capping old boards with uPVC averages £85 a metre, £65 less than the £150 average for full replacement, and capping a large semi averages £3,250. The saving comes from leaving the old boards on, and so does the risk.
The capping is fixed to the old timber and hides it, so capping only makes sense where that timber is still sound. Ask the roofer to check the boards before quoting for it.
Do not cap over rotten fascias
Capping hides rot, it does not repair it. If the timber behind gives way, the capping comes off with it and you pay twice, about £85 a metre for the capping and then £115 to £185 a metre for full replacement. On 14 m of roofline, that is around £1,190 of capping thrown away.
Guttering and bargeboard replacement costs
New guttering costs £30 to £70 a metre, an average of £45. The gutter is fixed to the fascia, so it comes down while the fascias are replaced, and a gutter in good condition can go back up.
Blocked or broken gutters are one of the common causes of a leaking roof, so if yours is cracked, sagging or leaking at the joints, replace it while it is down.
Replacing bargeboards costs £300 to £950 each, an average of £550. They run up the sloping edges of a gable end, so they add that side of the house to the scaffolding.
What a fascia and soffit quote should say
The line that matters most says whether the old timber comes off. New uPVC fascias and soffits can mean full replacement or capping, and capping is the cheaper job, so a quote that does not say which cannot be compared with one that does.

Old boards can hide rotten timber that nobody sees until they come off, so agree a day rate for repairing it before work starts. Checkatrade puts a roofer’s day rate at about £280 to £360.

Do you need planning permission to replace fascias and soffits?
Usually not on a house. The Planning Portal says roof work that does not materially affect a house's outside appearance usually needs no planning permission, though those rules do not apply to flats. In the 6 Nottingham City areas with Article 4 directions, such as Sneinton, a direction may restrict the change, so ask the council's Minor Works Enquiry Service before work starts. West Bridgford, Beeston and Arnold come under Rushcliffe, Broxtowe and Gedling councils instead.
